
SDC is now excited to share that 2300 Market Street has attained LEED Platinum-level certification! Developed by Breakthrough Properties and designed by KieranTimberlake, 2300 Market is a state-of-the-art life sciences research and development facility located in downtown Philadelphia, Pennsylvania. The project involved the addition and rehabilitation of existing buildings originally designed as 20th-century Autocar and Locomobile showrooms. Now totaling 225,000 SF, the 8-story building features flex spaces, conference rooms, fitness facilities, a café/lounge, private terraces, and lab and workspaces accommodating up to a 60:40 lab-to-office ratio.
2300 Market’s urban location boasts a Walk Score of 98 and exemplary access to public transit, achieving the highest points available for access to quality transit and services. To encourage bicycle use, the building includes bicycle storage and shower facilities for building occupants.
The building systems achieved 21% energy cost savings and 35% water savings compared to a baseline building. During construction, the waste management plan diverted 83% of materials from landfills, and the project reused 30% of the existing building’s brick and terracotta facade. Additionally, the facility incorporates water metering, water-efficient appliances, LED lighting, thermal controls, light pollution reduction, demand response, and enhanced commissioning. These strategies further support the project’s sustainability goals and occupant productivity.
Construction began in April 2022 and was completed in November 2025. 2300 Market Street achieved LEED v4 Core and Shell Platinum-level certification in May 2026.
